Trace soggy ground, weak zones and unexplained water use back to the pipe, fitting or valve that is losing water.
Rock mulch, block walls and hard desert soil all help an irrigation leak stay out of sight. Water from a cracked lateral can run along the trench, spread over a caliche layer and surface several feet away, or vanish under decomposed granite and show only as one shrub that looks greener than the rest. University of Arizona Cooperative Extension notes that caliche restricts water movement and can leave water perched above it, which is exactly how a leak travels sideways.
Surprise gives some owners a head start. City of Surprise water customers can watch their use and set leak alerts in the city's WaterSmart portal, and the city has been replacing about 16,000 mechanical meters, including irrigation meters, with automated ones. Customers of EPCOR or one of the other providers inside the city use that provider's tools instead.
The search runs on timing. Ground that goes soft only while one station runs points at that station's pipe or a head fitting. Water that keeps appearing with every station off points upstream to a valve that will not seal or the pressurized mainline. EPA WaterSense treats pooling between cycles as a sign of an underground leak. The meter is read with all stations off, suspect stations are compared for head pressure, and soil is probed before anyone digs.
Surprise's water conservation ordinance asks the person responsible for a property to begin repairing a known leak no later than 72 hours after learning of it and prohibits letting water escape once it should have been noticed. If water reaches a foundation, electrical box or walkway, shut the irrigation supply if it is safe and keep clear of wet equipment.
